House: Charming restored farmhouse in idyllic setting Position: Situated some three miles from the village of Condeon, about 20 miles south of Angouleme and some 60 miles north east of Bordeaux. The house is surrounded by fields and woods in attractive rolling countryside within the Fine Champagne area of Cognac. There is a Boulangerie in Condeon and excellent supermarkets in Barbezieux – about 5 miles from Condeon. There is a large market in Chalais on Mondays, a slightly smaller one at Barbezieux on Tuesdays which also has a food only market on Fridays. Tennis court in Condeon. The coast near Royan is some 50 minutes away, with St Emilion approximately the same distance. Secluded but easily accessible, the house is surrounded by lawns and flower beds with, at the southern end, the swimming pool (10x5m 26/03-29/10) with its sunny terrace, garden furniture and barbecue. Covered veranda at the front for al fresco dining. Large barn providing covered parking and table tennis. There is not a building in sight of the house, beyond the garden are fields and woods, the nearest neighbours are the friendly cows! Bicycles may be available.Interior: At one end of the country house is a lovely big bright living room with high ceilings, open fireplace, sofa, armchairs, table and chairs. Kitchen with gas cooker, kettle, toaster and fridge/freezer. Bathroom and separate wc. Three bedrooms: two twins and one large double with en suite shower room and wc. Washing machine in the pool house. Cot available on request. Television. Two miles from Barbezieux for good shopping and 20 miles from Cognac. This part of the Charente has many vineyards and is both colourful and picturesque. Built on the owners estate, this spacious house is totally independent with large, south-facing grounds ideal for children. Garden furniture, parasol and barbecue. Swimming pool (11x5m, 01/05-30/09) with retractable cover to keep the water warm. Two well stocked fishing ponds for anglers, accessible at any time.Interior: This spacious, rustic house has a living room with four sofas, log burning fire, television and dining area. Small open plan kitchen with hob, oven, fridge, cafetiere, electric kettle and dishwasher. Double bedroom, shower room with washing machine and separate wc. Under 20 miles to Cognac and about one hours drive to Bordeaux. The Charente enjoys a micro-climate and picturesque scenery with many chateaux. Terrace with barbecue and garden furniture. Private swimming pool (11x5m, 21/05-30/09) in large grounds with a small river nearby, lined with poplars. For keen anglers: two well stocked fishing ponds a short drive away can be accessed at any time.Interior: This very spacious farmhouse is simply furnished in rustic style. The dining room has a bright, open plan fitted kitchen equipped with hob, oven, fridge, cafetiere, kettle, dishwasher and washing machine. Separate lounge with log burning fire and TV opening onto small terrace. Separate wc. House: Beautiful views and a lake for fishing Position: Condéon, less than a mile away, has a bakery, Barbezieux five miles away has a pretty town centre with all local shops, a lovely church, weekly market and supermarkets. Part of the Cognac wine growing area, Condéon is ideally situated to visit the distilleries of Cognac (20 miles) or the châteaux around Bordeaux and Saint Emilion. A day at the seaside is within an hours drive at Royan. Set in quiet countryside, the house enjoys extensive grounds with fields and woods. Ideal for anglers there is a pond within the grounds and a small lake nearby well stocked with carp, tench, pike and perch (permit required). Large covered terrace overlooking private pool (10x5m 21/05-30/09). Garden furniture, sunbeds, swing and built in barbecue. Bicycles available to hire.Interior: Pleasantly decorated living area comprising well equipped, open plan kitchen with hotplates, oven, microwave, kettle, coffee-machine and dishwasher, dining area with solid dining table and comfortable lounge area with TV (English channels), video, Hi-fi and CD player.
